Way better than collage debt cuz you will have learned something epic at 18 and will be able to plow full force into the next one at 19!  

All bases may not have this course as I'm using an Air Force base as my example.  

Add to that forced appreciation through sweat equity (I'm becoming a local expert on that ;)) and you will find yourself with the knowledge and experience to either continue to invest locally or invest out of state. 

I used to ask tenants to commit for a year at a time, but I found I actually have less turnover when I don't force tenants to reevaluate their living situations each year.  

In addition to being a realtor, I'm also an investor/private money lender , so I'm open  and able to assist with funding or joining forces in  joint venture projects  that make sense. 

Remoteness also makes deal flow harder, and is more expensive as you have to rely on more people, but I like that it forces you to stay out of your business.Partnering is a good start.  

I'm all for second chances of course, however I'd like to install forced air in the unit and I'm sure it needs some sprucing up.

I live in Clearfield UTAH right by Hill Air Force base one of UTAH'S largest employers.

Also other sources of water are hydrostatic pressure forcing water thru the walls.

Times right now favor the owners and force prices higher in most communities.As soon as you can comfortably arrange it, get the exterior door locks changed.
