Not sure those numbers will be achievable in California just from all the investors from there we see coming to the Chicago market.

In my dreams, I'd find a 5-plex, decommission 1 unit, and have a 4-plex at low financing costs, but my confidence in achieving that reality has diminished, given the preponderance of manufactured housing.

I think your criteria is basically going to be UN-achievable for the most part.  

As such, if you are focusing on achieving annual cash flow, places in the mid-west or south tend to produce much higher returns.

I agree with @Simon Shih to listen to the podcasts and write down your goals and a plan to achieve them.

For the past year or so I have been using the physical gift cards in combination with Quote Support Program (QSP) orders at Lowes to achieve 24-28% off shelf price.There is a company in Cleveland that buys and accumulates gift cards (Lowes, HD, Best Buy, etc).
