Make sure to get all your ducks in a row before you being marketing your property to the public (Lease created, screening websites picked, vendors lined up, budgets in place, etc.) it will save you a great deal of scrambling and will allow you to think everything through with a clear head.  

It is important to have each of these things at the ready to drop like a hammer- don't wait a day and don't scramble at the last minute trying to get a copy.

You will a good Vegas real estate agent as you mentioned, but you will want to start forming relationships with lenders, a CPA, probably a good real estate attorney, and a Las Vegas property manager.I think it would be a good idea to have those in place as you are putting together your first deal so you don't have to scramble for them later, and more importantly so you don't make a costly mistake.

Why should they scramble combing thru the MLS for you to earn a 3% commission on a $35K house that you'll try to negotiate down to $20K (or you will try that if you are me!). 

I currently hold my properties in my name with an umbrella policy, but am wondering if I should scramble to get them moved given new tax laws.  

The last thing you want to do is find yourself scrambling for money because windows start leaking or the parking lot needs resurfacing. 

We are in the southeast market mainly Georgia and I know one aspect of the interview will be how to grow the business, I have spent all my research on how to grow my own small rental business and now I'm scrambling to learn as much as I can about large scale rental business's Any help anyone could provide would be very appreciated.
