While doing that, you should research places that are good for investing.

When you say 'legal one family', do you mean that it is zoned for single family residential?

In single family homes, the resale value doesn't have much to do with tenants.

our market is in Columbus Ohio and we are currently doing infill as a strategy. single family home by right can be built on any infill lot in columbus but for multifamily this strategy becomes part of entitlements and rezoning. 

I would do between 50-100% or original deposit amount. 

I do not have a ton of capital so I would have to use a hard money lender, (who I have already met with).

Many lenders will not do a DSCR loan unless cash flowing.
