Thanks so much,  and i agree with you…  The last thing a person needs is their credibility damaged because they did things the wrong way. 

Allow for them to install it but I would recommend against installing it (unless it was part of the agreement you would install) as you will then become liable if something should go wrong.

I'm no legal expert here, and invite corrections from anyone if this is wrong or unclear!

I might be wrong but I believe the investors who do this are looking for cash flow, and so their goal isn't necessarily to sell the note in 6 months. 

Is there something wrong with this market?  

There's nothing wrong with not wanting to work your butt off.

I agreed to lock-in the price and sign the contract now because it's bird-in-hand.While the buyer is renting my house which they will be buying, they are finding things wrong with it -- carpet is heavily stained and worn (it is, my last tenants were awful), there's dings in the drywall (again, bad previous tenants), the mirrors and light fixtures are rusting (Hawaii is humid, things rust fast), and there's bugs, possibly termites.What, if any of this, am I responsible for?

Degrees are great and college is great, don't get me wrong, but it is not everyone's cup of tea. 

BTW  I actually LOVE to be wrong.
