I've been all over the web and reading forums and now I'm completely confused.  

Like when I started researching to get my GC license, I gathered all the info in an Evernote notebook, using the web clipper to save whole web pages about my state's requirements, books needed, fees, procedures, applications, etc.

I have had bad experiences with web developing taking large deposit under delivering and exceeding deadlines, and then going over alloted amounts anyways. 

No penalties or fees.I also like that IPN send payment reminders every month and I can send the tenants a custom web link when the "lose" the email reminder from IPN.John

But that was me double ending the deals.Fast forward out of the 80's I have only had one instance were a broker bringing me an offer on one of my listing asked for more than the published BAC.. its was a Super high end home in Oregon  5 mil sales price..

I'm very finicky when it comes to systems that I use all the time.I've investigated the various CRMs and all that and either they cost money or they're ugly monstrosities and web based.

Urban Land Institute publishes a number of books on doing this.  

They don't send invoices for association fees and there is no web site to track account.
