Long story short, I have 3 properties in my own personal name: Small multi-family properties (a 4 unit and detached garage bank, another 4 unit, and a 3 unit) that I had residential HELOCs on in the second position, with a fixed residential in the first position. 

If she's not happy with those terms, she's welcome to take the happy clause and this one time only, you will allow her to break her lease early if she's out by the end of the month. 

In terms of actually going into the property, I did a check-in at 6 months on my properties, but not sure whether that's too much or too little.2.

Currently met lender  who offers extremely good terms. 7% int only split over 2 years.

(this whole sale where you see the proceeds pictured above, was I realized I had to get more liquid and retool my balance sheet for long term growth. 

I found this deal off market and found agreeable terms with the seller involving a midterm lease during renovation.

I contacted State Auto, and they initially said that foundation issues were covered and provided terms and conditions for that.

We signed a new set of lease documents (month-to-month) with him with terms that I am familiar with and with the stipulation that the unwanted guest needed to leave within 30 days or we would ask the main tenant to move out.

I want cash flow, low to no long term maintanence (set it and forget it type), and the less risk the better.

Trouble is that I don't yet have long-term employment in place (just moved to the area a month ago).
