Btw, our area is REALLY depressed with a surplus of business real estate available; however, we do enjoy the following advantage:1) Right off the interstate with good visibility.2) In a shopping center that includes a WalMart Supercenter and next to a new LaQuinta hotel.3) Large automotive facility occupying 1 acre but includes 3 surrounding acres.

You should call around and shop that price, it'll vary by area, but that still seems high, even paying retail.

One currently vacant may get over that - base rent of $875, 3 pets at $25/mo each, plus rolling in water sewer garbage (a good idea in low income, since they leave you holding the bag at move out and the city doesn't care), but not sure that counts.Anyway, we always laugh that we are doing all this work and only earning $15K/ year.

In addition, private capital sources can provide finance that might be easier to qualify for than a bank but you also might have to shop for decent rates.

I don't think it takes expensive furniture but its also about shopping for different pieces over the long run as opposed to buying everything all at once.
