I have had new hot water tanks fail in less than a year and have had them last 25 years or more and as long as its not leaking I have only needed to replace an element if its not getting hot.I was talking about electric hot water tanks not gas(gas leak can cause a nice explosion)

House needs the basics:-Plumbing (bath room and basement)-Flooring (carpet, hardwood needs to be refinished)-Paint -Few holes fixed in the walls-Sink and kitchen cabinets (rehabber ran out of money)-Lawn maintenance-Furnace-Hot water tank.

It’s really just math and nothing to get emotional over.To do your real estate investing with after tax money and then get mad and kill your 401k because Facebook tanked is also silly.

Economy of scaleI got 6 calls in the last 2 months that the hot water is not working and had to replace 6 hot water tanks.

Of course, the toilet tank could be draining water into the bowl, but you can usually hear that.

However, it is definitely turning into a bidding war shark fest.

Oh well, what's a few trillion wasted dollars, a few thousand wasted lives and nearly a whole wasted decade...it's not like our economy tanked during that time or anything...
