I talked to city permitting and it’s def not permitted but if inspector says it’s safe and eveything is brought to code they said it will be ok.

I just purchased my first investment property in NJ and figured purchasing the Bigger Pockets Landlord Forms would be a safe investment.After reading through the documents, I noticed some gaps that are causing concern.I do not see anything in the lease agreement pertaining to:-Penalty for the tenant breaking the lease early-A 30 day notice period at end of lease if the tenant is moving out-Clause about the right to raise rent upon lease renewalHas anyone used these forms for their rental properties in NJ?

A recent BP podcast featured a guest talking about just that, how he wanted to be on the safe side versus getting massive and having a 30% chance of collapsing.In my case, on one property I had 4 evictions in 4 years on one property (ugh...2 of those tenants were inherited).

I would second @Ali Boone in that you should be careful investing in rust belt citiesYour main job as an investor is to keep your money safe, and even though the numbers look great on paper the tenants are usually poor quality in these places.

They want a safe, clean, affordable home with the minimum amount of hassle.I can totally see what your point about social media’s impact on reputation, but I think it plays a much larger role in brand management and has limited impacts on the small time landlord who don’t have a brand.

It's very hard to tell from the picture but it appears to have asbestos wiring in the electric cables but I can't zoom in and see, the white stuff is either surface mold or paint.Testing is cheap, get it done to be safe

It may be safe to assume that duplex #1 should rent out for the same however you never checked to see if duplex #2 offers such amenities as onsite laundry, garage parking, utilities included all of which add a great deal of value.
