Including this post, there are three who responded within this thread.I agree with @Daniel Dietz that a Solo 401k can be a great investment vehicle for real estate.

Most seem to rely on issuing cease and desist orders.One needs to evaluate the laws of the state they're operating in, the state agency's interpretation of these laws, and the agency's historical enforcement actions as well as the political climate relating to the above.Blanket statements by responders while well intentioned are inaccurate; each state is different and research undertaken on the local level.

I started to respond to the individual questions, but the short of most of these questions is "it depends"  I know thats probably the worst answer to give, but it depends on the deal, Value add?  

The follow-up letter(s) are a good idea too because it may take them time to respond but once they do, then you can get into more detail if appropriate.The fact that they are out of state is a good thing too.

I'm sure the other folks who responded would love to hear an update, myself included.

Funny you responded,  I noticed an Excursion with your graphic on it yesterday at the new(est) QT on Kingshighway.I know it's senseless to consider what might have been,  but I wish I'd have started in college as well.
