What types of insurance do most investors make sure that they have to protect themselves and their properties against lawsuits / claims from tenants?

When you have more assets or a larger company, states like Delaware, Nevada, Wyoming may make sense if you are looking for charging order protection, anonymity, business friendly case law, etc. 

For me personally, in addition to the extra protection the LLC provides, there is a law that prevents us from having more than 10 conventional mortgages under our personal names. 

I believe our society would be better off if we stopped protecting people from the consequences of their own choices and actions. 

That said, I wanted to also ask the BP community regarding potential ways to move forward with the tenant situation, so that we can switch gears and focus on rehabbing the property?

We set a time to arrive with the officer and have paperwork to serve the tenant; (everything you go over in front of the officer) Here in Texas they can do nothing other than observe but they do have to write a report for their department which is a great tool when you sue the tenant for damages or eviction.Good Luck keep records of every text, email at this point do not speak in person with the tenant unless you have protection and witness. 

Next many agents will see that a full rehab has been done and ask if permits were pulled to protect the buyer. 

I have a property.1) lease was originally for a couple (man and woman)2) in May 2020, man took himself out of the lease (because woman was in an abusive relationship so she states and failed a restraining order against the man so man moved out)3) Woman took advantage of eviction moratorium and refused to pay me anything for 10 months onwards4) Woman no longer lives on my property at end of Jan 2021 because I finally managed to evict her end of Jan 20215) Now, I've been communicating with her and trying to get her to complete Covid Rental Assistance programs so I can recover the 10 months back rent without having to go through small claims court6) So far, I've been rejected in two programs (one of the program states that woman didn't provide enough proof / evidence)7) So right now, I'm looking into pursuing woman in small claims court in November8) She argues she has no money or anything and is living in a safe house and to protect her from her abuser, and that she's also homeless9) She states "I have no assets, no savings, and no income.
