You are asking the classic question in the MTR space: how does one evaluate what could be a good MTR.Unfortunately, MTRs are at a point similar to where STRs where 10-12 years ago, and there really isn't a one stop shop source for great data.

I’ve always wanted to get into the world of real estate, however i’ve never dipped one toe into buying and renting out homes.

You now have great leverage when negotiating to buy one of these properties.

Most of us have made mistakes - try and pick our brains and avoid making the same ones.  

Get 3 estimates, some times they will only  replace to the point of proper old sewer line only that can save money  BIG time   .They will add a clean out  next to the house one out farther where they stopped the new sewer line  replacement .As far as suing  any one on such a manner need to figure out what the legal  cost are plus what  percent chance of success then decide  of you want to roll the dice  unfortunately this type of scam happens a lot now a days .

Or as the original poster put it- just don’t finance them and pay all cash, then you could do it with 40 luxury rentals at $10k a month.Now to rant - it’s great to have a goal, but start with one and see how it goes….
