I have a singed contract with both of our signatures on it, a copy of the check used to pay him, and a "Receipt and Waiver of Mechanics Lien Rights" singed by him. 

I do have one thing that my "cautious mind" keeps wanting to clear out.I'm looking for a contract I can use that's legal that will allow me to send to agents, or a FSBO that keeps me safe in a wholesale deal and allows me to transfer it to someone else.

(i.e. how long are your contracts and how long of a kick out clause?)

Is earnest money always required on purchase contracts?

I just got a Mesa condo under contract that I was chasing for over 2 months.

Let me try and make an assumption:So you get a house under contract, you shop it as turnkey to people.

I found a private lender, and looking for, contract, or ideas where to go, for what others use to show the bank that we have a recorded mortgage already?

This process can take several days.So is it possible to put my buyer under contract even before owning the property?

I’ve never heard of someone not being able to sell for this reason, but you should probably read whatever contract your dad signed to get the financing.
