I do need to keep the fridge full and the kids on task at school and at home.I think the benefits would be great - I would get to know our market very well and develop skills related to real estate, and I would be able to save 100% of my income and put it towards either stock or real estate investments.Please tell me about the reality of being an agent, and getting started. 

now if you have money and jump into investing you don't really need sales skills but if your the no money no credit I am going to be a wholesaler if you have no sales skills I believe you have little to no chance other than the deal that falls off of the pumpkin truck

I was once into building my own computers and fixing my own random software problems, but it seems my skills are dated.

And just how good ARE your negotiating skills?

Assume I will pay everything else on time as usual , credit cards, medical, etc.  

My suggestion is Realtor because you can always take classes on appraisal techniques and, for the most part, appraisers gain a smaller skill set since they don't have to do marketing and sales.

Does she have the experience, skills, and support network to be successful?

They have spent a long time honing very specific skills to make it look that easy. 

Unless there a medical problem, running the house below 72F, in my opinion, is abuse of your equipment. 

Everyone has fudged deals and made mistakes .Even the best and most highly skilled wholesalers had to start somewehere--many of whom were never first involved in flipping houses.
