My question is, in the bay area, if I were to rent out each room individually in a multifamily house, sort of a dormitory, or shared house for college students.

I have a very large room where about 8 tiles popped and cracked badly (see below). 

The largest part of the rehab was 8 broken floor joists in one room.

He is nearly hitting the 1% rule on an $800k property just north of Columbia Heights by using a rent by the room method.

Exterior/amenity improvements, unit interiors roughly 50% of the total, move leasing office from unit, to extra space in building next to laundry room (making laundry room much smaller with new laundromat next to property)
