@Roger, your situation sounds unique and could present some issues if there is a loss at the location.

I see way too many people thinking there's an outsized demand for luxury rentals when in my experience, it's a niche market and eats the unprepared alive just as much as the opposite niche, DIY landlording with low-cost rentals in borderline urban locations, which is what I do.

You're also in Moore, OK which, in spite of being a major tornado alley is also a pretty popular location... if the house hasn't sold for a year, there's something else going on.

How much work should I be doing such as finding out who the owner is and locating them before I offer the property I've found to the Wholesaler or who ever the person is and their level in this real estate maze.

People tend to put a certain amount of asset under one LLC based on associated risk or location.

I understand why they had to do away with it with there being some locations in the other MLS systems that had the same identifier.

These properties are also located in areas that have seen rapid gentrification, with several having appreciated upwards of 50% so far!
