Your mortgage or lack of mortgage doesn’t matter. you’d have to get a 1031 QI like @Dave Foster involved now, as soon as you touch the money it’s too late. 

If you are self-employed, banks like to see 2 years of tax returns showing profits.If you are a W2 employee, you should qualify as soon as you have verifiable income.

I have a property in California, 2 on 1, and a tenant wants to have a foster dog.

A business degree does not really mean that a person knows what the hell they are doing...If a person wants to go out and become an employee a degree is helpful.

That doesn't sound corny at all- was listening to BP podcast tonight and David was talking about an employee he hired that is prior service and has dealt with 14 hour days and all the bottom of the barrel stuff we learn to be resilient during, and how he could ask Jo to do absolutely anything and it wasn't as bad as being in the military.
