It could be an easy fix, but it needs to be addressed or you will find droppings and other "nasties" accumulating which will lead to terrible odors that will drive tenants away - if they weren't scarred already.From personal experience, rats can take some time to completely eliminate because when they find a warm and dark place, they tend to nest there.

And no I'm not some mean intolerant LL, as a matter of fact I rent here in CA and LL back in FL where I'm from originally, and I have plugged up 2 sinks in 2 different places I rented, 1 the garbage disposal ended up not working very well and I put too much down it and food got stuck in the drain the other I tried to wash potato skins down at 3 in the morn after being up with a screaming baby for 3 hours and not thinking, you know who fixed both those issues...that's right the tenant did.And if your PM doesn't respond find a new one, I'm going through the same thing now.

Probably how he acuired the portfolio, taking half the equity and buying out the other half, LOL.No skin, no equity split, it's not like he won't understand that.Pretty sure you do need a license to manage properties for the public.Pay a Mgt fee, if he can legally do it, hold the properties in an LLC, allow him to buy in over time earning his way in.Tell ya what, I'll take care of the management, you buy properties and give me half the deal, how's that sound?

You could even ask for a co-guarantee agreement from partner and cross-collateralize that with his/her other real estate if you don't like the amount if skin they have in the game.

So, Robin should be more thick-skinned about getting questioned, but the tenant shouldn't be thick-skinned about getting a smart-*** answer.
