The key will be ensuring you have a good enough (1-1 or higher ideally) DSCR ratio in addition to a strong credit score. 

Even if he's accredited, he's not suitable to make the investment - of course that doesn't mean that 99% of the people trolling for money on here wouldn't take his.

But can't you make it so that any due diligence money you've paid to the seller is credited back to you at closing?
