Checking accounts are free so I make one per unit and withdraw from it as rent comes in.Im sure bigger scale guys would be able to use a software of somekind.

They also cannot force the landlord to make repairs.If their concern is that the landlord may be lying about these issues one option they might consider is contacting local Code Enforcement for an inspection to confirm that the rental unit is uninhabitable.Why do you believe your friends could sue for the total lease amount?

Account Closed I deal with this all the time and was told by our legal council that if they have not approved them within the thirty calendar days, then the tenants are automatically approved.I would check with a HOA attorney down in south Florida to confirm.
