Probably not the strategy for everyone, but my husband would rather work for himself and enjoys this kind of work -- so why not pay himself? 

I'd only add maybe think about specializing in a niche of some kind.

Some times you can get lucky and the 4% will carry over for a little while, but I've seen too may people analyze with the wrong tax rate and end up cash negative every month. this is quite common in all states that have homeowner exemptions..

In regards to your second question, I would not spend that kind of money for an attorney to create an LLC.

It's one more target for the neighborhood vandals (if the property is in that kind of area).Or it's one more thing for your property manager to manage, who may then raise his rates.It might not earn enough income.
