Some times you can get lucky and the 4% will carry over for a little while, but I've seen too may people analyze with the wrong tax rate and end up cash negative every month. this is quite common in all states that have homeowner exemptions..

It's one more target for the neighborhood vandals (if the property is in that kind of area).Or it's one more thing for your property manager to manage, who may then raise his rates.It might not earn enough income.
