Hi All,I’m an aspiring real estate investor who would like to step into the Apartment Real Estate business focusing on either acquiring apartments and then fixing up the rental rate or acquire land to develop a new apartment on.

I'd be wary of "lonnie deals" as that model is pretty old and there are a ton of new rules that limit what you can/can't do.

I'd say using Japan as a model might be the best approximation for what we have in store, and I don't see the housing market turning around any time in the next few years.

They want in, but they are scared beyond their minds of vacancies, maintenance, the time value of money and of partnering with local companies only to end up blowing up their business models.

It's become another viable income stream.So I'd say it took me about a year, but my business model includes more than just wholesaling.

There are models of ductless splits capable of functioning down to -20C (-4F) ... yes their efficiency diminishes as the temperature drops, but it still beats heating with EBB alone.

This property doesn't even fit my business model.  

The main problem remains that a wheelchair can't fit in, but they might be working on a larger model.

I am planning to do a little staging this week to set up one as a model until I have the rest full.
