Same as bar tenders , waitresses , flat rate mechanics , hourly employees .

Rents were flat in San Diego for 2020.  

But there are far scarier things lurking that are worth running from - capital expenses, neighborhood quality, regional demographics, class of real estate altogether (commercial, industrial residential etc), stagnating appreciation. 

Batteries have gotten better by leaps and bounds over the last few years but they still need to get a lot better before solar and wind can really replace fossil fuel energy production altogether.

Anchorage Sewer and Wastewater offers flat rates on 1, 2 and 3 unit buildings ($186/mo for duplex and $280ish for a triplex) but on the 4 plex and up it's a metered water supply that gets billed on a per gallon basis.

I am currently going through the BRRRR process for a 2-flat.

On the 3 flat,  I think our bigger down payment and financing plan helped the seller feel like we were most likely to close vs others who had FHA financing. 

While we may see multiple reduction/cap rate decompression, top line revenue and NOI growth will grow at a faster rate, which is the numerator in the value equation (NOI/Cap Rate = Value), so we will likely see prices continue to rise or at least stay flat.

I would like to replace the flat roof.
