So, do I simply call the Hard Money lenders and tell them that I want to buy this particular house that is for sale, or do I go the seller first and explain that I want to buy with a Hard Money Loan (or do I tell them its a 'cash' purchase instead), in order to get the ball rolling?

That is a worry in most major cities for sure and I wish I had a crystal ball to know when the right time is to buy but I have to jump in at some point.

I am trying to figure out a ball park on what my current DTI is given I currently have 2 investment properties. 

We dont have anywhere enough info to even give you a ball park. 

Looking for any and all help available to get the ball rolling.

I also don’t want to low ball to where he doesn’t even want to entertain.

@Austen Mueller I currently have vinyl siding that is warped and has a few small golf ball sized holes.

A lot of us have experiences with Title Companies that dropped the ball once or twice.
