From what I've gathered, if you are required to relocate for a job that is over 50 miles away from your current residence you may be granted a relocation exception.

Does anybody else in the area practice rental property investing?

With the market this hot I can afford to wait for a better/bigger entry point but I also see the merit of starting my practical learning now.

But from a practical standpoint, only certain levels of investors use Cap Rate to help them make decisions.  

It's just not practical.

In that situation it would be very hard to negotiate terms away from what the tenant wants.Sometimes I have clients that are say selling a practice from an interested business buyer that approaches them for a buyout.

Good for practicing minor electrical work and other cosmetic fixes.

There is a good chance that they are practicing without a license.
