Tenants pay their own heat and electricity.

We are still learning but the challenge I foresee is the issue of heating the bedrooms the furnace does not get the rooms warm.

Its very hard to do, since there is a bond made between each plank. try taking a heat gun to it and trying to remove very slowly.

Which the tenant has professional run heat, a/c and water to the barn for the purpose of breeding the dogs.So in this case for her its fine.  

Obviously Detroit, Hamtramck, Highland Park, Hazel Park, all offer some options for very low priced housing.The issue however is that pricing in the area is starting to heat up quickly and it may be difficult to get the same deals my friend got just three or four years ago ($20k  purchase price pulling in between $800 to $1200 in rent with $20k in rehab). 

Even if it is 80K, it wouldn't really change things all that much.33K for a kit home shipped to site.  10K for slab foundation. 10k for heat, electric and plumbing. 8k for roof.

my jacksonville Fl retail realtor friends say their 3 bed 2 baths, 200k and under, in select zip-codes, with slight repairs needed, get full price cash offers, all retail priced, same day, multiple offers, site unseen from internet institutional backed companies, from Miami to California..families looking to buy at or under market get squeezed out and ignored...these companies are like open door who are buying and then flipping with thin margin using volume, and most others others are buying to hold and lease out.. 

They are not heat or scratch proof - only resistant, regardless of brand.
