This is bathroom reading material to anyone who actually invests and owns sh*t.When I am done in here (currently in bathroom), I’ll go back to searching for my 5th cashflow rental, while cash-out refi’ing my 4th, and completing the HELOC on my 3rd.

You can't cash-out refi with an FHA backed loan, but after refinancing into a conventional, you'll save some on mortgage insurance and if you have any equity in the property you may be able to get a HELOC and use that to fund other deals.

@Harjeet Bhatti If I reading it correctly it states I just have to show: "The sources of funds for the purchase transaction are documented (such as bank statements, personal loan documents, or a HELOC on another property)."

The seller is in a pinch and wants to sell ASAP and has lowered the price because of this so I would be stuck evicting the current tenants.I am using a HELOC to finance this deal, but the longer I go without financing, the more I’d have to pay out of pocket to repay the HELOC on top of likely missed rent for the occupied unit.Has anybody had experience taking on existing tenants and evicting them?

I should have taken a HELOC to save on closing costs, but the timing would not have worked out.
