However, after being approached several times after closing by various investors and finally having a real great offer on the table we are now reconsidering.We are currently exploring an offer from a new home construction company (who was also one of the companies that originally tried to buy us out of our contract) who offered 2 very appealing options. 1.

Downsides are that while "free," floor space is compromised, curb appeal diminished, and maybe biggest:  the local board hates garages. 

My only reservation would be the appeal to the younger market and possibly a "party" place look.

Outside of that, I  can certainly see there being an appeal to a gated community for some, but I would use rentometer to determine where or not people in your area value a gated community.

Just the space is naturally so extremely shady that I don't think there is much space for a completely honest one to operate, and the money they can potentially make (without investing any of their own, if they even had any) is extremely appealing.
