I know this sounds young and financially crazy (2 kids) to start the hike down Real Estate lane... but we are in a perfect spot.

I've heard wholesaling is not something the inexperienced should do because it's difficult to spot the good deals from the bad.  

Flat spots yes, slow rent growth yes, but negative rents not in anyones known forecast longterm.

I am very used to driving around town to spot those distressed properties.

The new short wall in the guest bath (the one that's at a right angle to the back wall) would be a great place for a towel bar, or a couple of small shelves with towels on them, or maybe a little cabinet for the towels.The disadvantage is that if you don't move the main stack, I'm not sure if moving the guest toilet to the outside wall will work - since the stack is in the same spot, you have to make sure you'll still have enough slope on the pipe to the toilet, even with the toilet being further away from the main stack.
