Ok, so the deed of trust can be verified with the county.One thing to check is that the SAME entity, an LLC in my case, is issuing the trust deed and promissory note.

I buy thru my LLC .I hate dealing with banks and usually use cash for transactions I have been looking at some of the profolio lenders and hate having to create title with their llc.

It seems one option is for us to form an LLC and place the property into that, however we are unsure of the exact process of doing this after the property had been purchased under my investment partner's name.
