In my experience, even when legal, growers tend to keep their homes clean, don't have wild parties and will pay their rent before anything else [ plants not easy to transport] And if you're lucky, at Christmas he will give you something a little better than an 'I Love My landlord" t-shirt.

It has been my experience that most agents and brokers want happy clients and will not hold you to a BBA, but in some cases the public will misuse an agent and usurp much of his or her time and want to terminate for little or no reason and may have complete disregard for the agent's efforts.

The thing I would say about pinellas county(beach area) is they have a big push going on to revamp their public transit that’s on the ballot this year so we will see how the vote goes.

Any government contract will be different, the issue is that public funds are involved and such agreements are a matter of protecting public funds to some extent.A few times, in rehabs, I simply do an on the spot zap of pay or indemnification for real blunders.

. :)I understand the freedom of speech stuff, the right to conduct business and commerce, but you can't yell "fire" in a theater and business is regulated for the public good.Too bad it's not a felony to conduct RE education without a license that requires tested knowledge and qualifications of those presenting anything as educational materials or methods of conducting business.

The broker provides backroom operations for agents, the broker must be paid somehow.You can become an agent, your best solution and you can have a non-licensed staff but their duties are administrative, they can't show or sell, sign contracts or give prices to the public generally.
