There are some national lenders that have 30 year products but the interest rates are higher

Any major transaction just prior to a bankruptcy can and probably will be viewed as fraud on the bankruptcy court.

The interior doesn't look like it has major damages as in the walls are intact, a bit dirty, so needs some repainting.
