My main concern with your whole post was when you wrote: "I have no means of making any type of short gain out of these", which means to me: you're buying random properties, at market value.

I know I'd need permits to add an additional driveway over the drainage ditch between the road and I've already contacted contractors and the county for water and septic information so my main concern is the separation of the land I want to keep using from the tenants. 

One of my main concerns is that I have a full time job which takes up all my available time and brain most days. 

After about two months, we have already netted over 500$ with a drastically lowered price (in order to attract more bookings and build a solid reputation).

Do I need a rental/landlord license of any kind in order to rent out the main house or the small 1 bedroom apartment in the back?

The main risk being any judgement, tax lien or IRS lien the previous owner may have will attach to the propertyAdditionally, pre executed deeds are also not recognized any longer by most title companies. 

Those are attractive to me because I can rent out the renovated unit and update the other unit while my wife and I are occupying it.
