Some articles indicate that as many as 42% of those who actively use the BNPL purchase option are either behind in their payment or behind in other payments for other obligations.Even though this is not something being reported to credit agencies, it could be something that starts popping up on loan applications as the amount of "phantom debt" in the system continues to grow. 

But then I mentioned to another local investor I had started working on NPNs and had invested with Scott, he hesitantly told me that he knew of another investor who had a real hard time getting their money back from Scott, he didn’t have a lot of details but advised me to be careful.

We're actively trying to structure our "buying requirement" checklist to walk through with our tenants/buyers and want to be crisp on our asks outside of asking price. 6% in appreciation in 10 months, not likely :)
