You should be able to show an independent reason for the refinance (the literature calls this independent "economic substance") so that it looks like you would have pursued the refinance whether or not you sold the property or did an exchange.

I work as an tax accountant and have independently researched the issue of Self-Directed IRA's as a matter of both professional and personal interest.You not only can have a self-directed Roth IRA but you can also have a self-directed HSA and even a self-directed Coverdell Education Savings account (although the small contribution amount allowed for this one limits it to niche applications).
