I found a bank that will do a HELOC but the rates are high (Of course, with today's rates).

The rental income of $4,400 looks very high for the overall value ($250k) of the property.

Out of the three, one is a high income community but the other two are just right next to it.

We don't want to pay rent, and the SFH's are priced so high right now.

If I can make more money per hour in my career job and use that money to hire someone with the expertise and the right tools, it will cost less money and less time, and I would be at less risk of injuring myself.

In addition, because their rent is high tenants don't stay as long further increasing the vacancy time by increasing the frequency of turnovers.

But, the location of the property (neighborhood), and the level of rehab is extremely high that I feel not so confident in proceeding.
