I would use a Joint Venture to define the responsibilities and duration of the JV examples for flipping:  buy, fix, flip x number of properties OR self terminate in two calendar yearsbuy & hold: acquire properties to generate $x,xxx,xxx per year and then disolve

It should be the same as if you just owned it jointly, with the added benefit of liability protection.That said, if you do get an LLC it'll likely be harder (more expensive) to get a loan.
