Gurus are know for giving out bad information, advocating things that are unethically on a professional standing and may well be illegal due to various reasons.IMO, operators or investors should be learning the basic principles of real estate in a more formal setting, from those actually qualified by education and experience to teach the subject.

Let us pause to remember the poor sailor who, standing in a captains home, ate one in the kitchen, thinking it was an onion.

Standing by the fence they heard, "One for you, one for me.

So when that person recommends you to another potential buyer the will not be standing around saying...uhhhh, uhhhh, one sec I'll think of it.

My first inclination is to try and put this together as a stand-alone urgent care office.

Then add, you will report them to the state realtors board, DA etc, Scare the heck out of them, they will fold, Also call the tenants, tell them to not pay the PM and pay you. 

I can't stand seeing outrageous service charges, hard to understand monthly statements, poor communication, etc...

If there old clapboard siding on it now, just go over it with fan fold insulation and then your siding.

A few common items to be on the lookout for:  Look everywhere inside and out for peeling or missing paint and fix as necessary, test windows to make sure they open, can stay open, close, and lock (old wood windows may have problems doing this regularly or be stuck all together), review basement for any signs of standard black, non-toxic mold/standing water, make sure all stairs are cleared of tenant items (no bikes, boxes, etc.).
