As you know it's extremely restricted wrt growth, has tons of tech money pouring in, and is in constant demand.

I've been extremely interested in real estate rehabbing for many years, but I've never taken the plunge.

The only possible reason I could think of for not selling it now would be if you are underwater on the property or if you feel extremely confident that you'd be able to sell for considerably more in a year's time.

I'm determined to exhaust possibilities for these people, they are solid owners and haven't been late on rent ever (I know their current owner who is expanding his business into their space and he's too busy to help them find something.)

Recently looked at an absolutely beautiful home, and priced extremely well, too.

I'd add that flipping even 30 minutes away from where I live would put me in an extremely uncomfortable situation.
