A note of caution to do extensive due diligence prior to any commitments.

It was under their minimum as I wanted to try them out and they needed just a bit more to complete the deal.  6 month note with option of one 3 month extension.  20% APR.Come June, they were nearly complete and chose to extend. 

According to this article http://www.dreyfusslaw.com/articles/What-Is-The-Eviction-Process.htm I can evict in 3 days unless they seek some sort of extension or legal advice.  

How extensive this accounting needs to be is something I am going to be studying over the next little while.

Wet funds lenders usually have a fee for extensions and the longer it takes, the more it costs.

Just to give everyone an idea of the scope of work needed, it includes new siding, roof, plumbing, extensive electrical work, full gut bathroom and kitchen, possible mold issues, and a few other smaller issues.

I have a pretty extensive rehab I'm starting this week and I'm looking for a contractor/handyman who can do a top to bottom rehab in the Tampa, Fl area.

It really depends on how bad it is - and how extensive.
