Land is a harder sale and lower cost so you need to have a higher marketing fee to properly promote the product for sale.

I went to my local bank and they informed me that they do standard 75% of property Value REI loan, which means I just need to find 25% of w/e deal I'm going for.

However, our current applicant is 80 years old and does not have a computer let alone an e-mail address as is required. 

I have not walked the properties, however requested through my agent the Schedule E, break down of Utilities as far as what is covered vs what is subbed, Insurance est as it is in flood, and lease info (Who's under contract who's not).
