I have decided on sticking with my strategy of flipping (I did a mentorship on this and know the most about the process) but also running rental rates and more market info when picking my flip to use BRRR as a backup strategy. 

If you do not currently own a primary residence and are renting, all the more reason to pursue this investment strategy. 

@Nikesh Patelwelcome. please recognize that it is very, very difficult to achieve cash flow at this time UNLESS you employ a hands-on, time intensive, creative strategy, OR a combination of such strategies.

Hey Richard - What types of properties / strategies are you looking into.

Even if you can cashflow as a short term you have to have an exit strategy in case things go south.

I think most would disagree with the 15 year strategy but if you can afford it, its not a bad plan to build up some equity.
