But with my limited knowledge, I figured I could cut out the wholesalers to meet my numbers.

For most STNL lenders for high quality loans the cut-off is 7 to 8 years remaining on the primary lease term.

@Jordan Edge my 2 beds are easier to rent than the 1 beds.

That seems like a clean cut solution to me. managing it is another thing  you would have to deal with and that also seems like a long shot, especially with the short term rental options. 

@Mary Kang It's not quite as cut and dried as what name is on the deed.  

However I have never seen (or been party to) a disclosure form saying "Broken light cover in master bedroom", "Chip in kitchen counter", "Square cut from carpet in closet".
