HomeSearch.com won't give any more information, until you register and let them put a hold on your credit card for $2500 to qualify for bid.The friend also mentioned, without looking at interiors he can guarantee that this house need new paint and new carpets for sure, but he can get us better idea on rehab cost later today.Few questionsHow do you bid on this without looking at the interiors?

I get the NOI from taking all the rental revenue and deducting property insurance, property taxes, HOA fee's, management, vacancy expense (5%-8%), maintenance (10%-20% of revenue)The bonus of all of this is the appreciation of the properties, but I don't take that under consideration yet because at this point I am a buy and hold investor and I can't guarantee the the value in 5-10 years.What is everyone's thought on this return number?

If you aren't bringing in cash flow each month, all the areas for potential profit aren't guaranteed, so you only keep losing in hopes the others pan out.
