Give her a written notice she is not complying with the lease and if it’s not done in so many days you will be forced to call a landscaper to do it and you’ll take the bill right out of the security deposit till it’s gone .

I can probably put down up to $20k, but I like having a little more liquid assets in the bank since almost every time I've received orders to move, I've had less than a month's notice and there are quite a bit of expenses in moving...However, since I'm "guaranteed" to be in NY for two years, I think I can afford to keep less money in my checking/savings accounts and put down a large down payment.

However having 100% of the funds in my account 60 days before travel allows me to collect the interest, have access to the funds early thereby allowing me to use it if needed, prevents fraudulent credit card uses since people have 60 days to notice fraudulent activity, and prevents reasonable chargebacks.
