You can assume that during COVID-19 the occupancy rates will drop, so if a sponsor indicates that the occupancy rate will remain the same as it was in the previous twelve months, ask questions as to why they feel that way.Aside of these suggestions, are there any other adjustments you've made to vetting deals now?

Economic Update(Monday, August 10, 2020) The resurgence in coronavirus cases is sidetracking an economic recovery that gained steam in May and early June, slowed in July, and now indicates a rocky path ahead.

As real estate investors, we need to closely monitor these two leading economic indicators.

Anything that could indicate the owner does not know the condition of the property or is unwilling/unable to have upkeep performed.  

The closest town is population 600 (if that gives you any indication). 

Is that much of a spread indicative of a completely crappy or grade D property?

The schools there are like 9,10, which I think is a good indicator for nicer neighborhoods.
