The house had been occupied by an older single lady which I learned had passed away.

I deducted $$$ from deposit to clean up the pool, and he sued me to court...I took a day off day, flow to Phoenix to appear in court and lost it....At the end of hearing, the Judge called me up close to him, and whispered to me: young lady, I am a landlord too... let me give you one advise,never fight a tenant !!!!!!!

I'm not a wild fan of turnkey companies.

After years of watching I am dipping in.Duplex - One side - Lady is moving to assisted living and told me she cannot make a profit on this house.  

So here's the thing - The owner, an old lady passed away last week, and her daughter contacted me saying that there is a balance of 70k or so on her reverse mortgage.

Good afternoon BiggerPockets,About a week ago, a lady who works in my office approaches me and says that she heard that I buy real estate (awesome that someone I hadn't even approached heard about me).

MA is a wildly tenant friendly state.  

Plus, appreciating wildly, not being at the mercy of comps.  

On my first, mail I sent out 200 letters and got one call, this lady told me if I buy house 200 miles away from me in a place that is a rural area, told her I would have to look into that.

Today I received a phone call from an angry lady in California who received one of my letters and said that I am defrauding people and that what I am doing is illegal and that she is going to report me to the Texas Attorney General's Office.
