If you are just flipping and don't care about energy efficiency you don't really have to worry much about it because most hvac contractors are going to greatly oversize the equipment.If you do intend to try and increase energy efficiency and comfort you need to tell the contractor what your plan and have him do a load calculation.

@Clay Smith I think you can find out what investors will pay by just popping on any of the TK companies websites and checking out rent to price ratios... 1% is a good number.some do a little better... 2% from turn key in my mind will be C,D class and risk of failure may out weight the benefits of buying at that price point.
