The problem is, if they haven't signed up yet, many of those programs have months-long or even years-long waiting lists.Bottom line though is they cannot stay in your property rent free.

You can just wait 3-6 months and have a new appraisal (this is what we did and it appraised fine the 2nd time) done or just get another appraisal now.
